Housing/Vehicle System Idea

    Gang leaders and Coleaders would gain the ability to rent out their houses and vehicles for a weekly payment. Read on for more details.

    House/vehicle owners can rent out their property in exchange for a weekly payment of in-game money or permits by the rentee.

    This would disabled the owner's ability to enter/call/send away the house/vehicle they rented out until they reclaim ownership.

    Reclaiming ownership if:
    1. the rentee runs out of funds to pay their rent on time
    2. the owner activates a "eviction notice" command (or gui button). Once this is activated, the rentee has exactly 3 days to move out before ownership is reclaimed. Or... the rentee can bribe the owner to stay at the place (the renter can then "/eviction cancel [playername]" or set the rent at a higherprice or... whatever they come into agreement for)If the rentee does not move out in time, the stuff in the house belongs to the owner.

    note: rentees of vehicles have to pay for repairs for +25% the cost to repair the vehicle because the extra 25% goes to the owner

    EXAMPLE OF THIS IDEA PLAYING OUT:

    House renting:

    1. owner has a 500k 15 chest house in seashore. They rent it out for 50k a week. owner can start making profit after the 10th week.

    2. owner wants to buy all the houses in an area so that his gang can "own" that spawn. his gang members rent the houses and just like that you have a gang owning islandtownhouses or trump towers or a quarter of the city for example. On top of that, the owner is now getting something in return for owning a gang rather than spending 500k just to not kill a few people, ride in the same car, or live in the same premium house.

    vehicle renting:

    1. this one's pretty straight forward... a hunter wants to rent a tank from a godfather so they do. hunter breaks the tank... hunter pays extra to repair it. hunter keeps using it until he wants to opt out of renting the tank. hunter now lost a bunch of money in-exchange for using the tank while the owner gained a profit off of owning a tank he doesnt use. or a pimp wants to use a zentorno but cant afford it... etc

    2. a gang leader has a gang but his gangmembers dont have vehicles. he can buy multiple of the same vehicle and rent those out or buy different vehicles for each

    Again only gang leaders and co leaders can use this function. This way, players can get something from owning a gang other than solidifying who they're teamed with.

    oh and since you guys wanna fix the economy... have a monthly tax on houses (The tax would be based off of percentage not 10k for all the houses or whatever. The more expensive the house, the higher percentage of what was originally payed the player has to pay. Example: a 100k house would be a 12.5% which translates to 12,500 every month, a 250k house owner would pay 25% or 62,500, a 500k house owner would pay 25% or 125k, a 750k house owner would pay 50% monthly, a 5 permit house owner would pay 100k monthly, 15 permit would pay 250k monthly, etc.). To not have to pay a tax, a player would have to buy full ownership of the house which means using permits (or extra permits for permit house owners). Example: a 5 permit would cost 7 permits, a 15 permit would cost 20, a 250k house would cost 250k and 2 permits, 500k for 500k and 3 permits, 750k for 750k and 5 permits, 100k for 100k and 2 permits, etc.

    I am beginning to understand the idea of this suggestion. I am afraid to say that I do not agree with it at all, mainly because of the numerous flaws and issues which are found within it. I’ll begin by addressing as many as I can, since I probably won’t manage to touch everything.

    1. Too Expensive / Long

    In general, most of the rentable items such as the vehicles or houses in this suggestion are not even worth it for most players.

    For example, if the player just bought the item themself, they could sell it for 50% at any point, while repairing less. This means that renting anything for over 5 weeks would be pointless for everyone. Most people can gain 500k is 2 hours, maybe even less or possibly more depending on how they play.

    Overall, it’s not helping or hurting the economy, and is simply adding in a feature that will likely never be used since the economic status of it is pointless for any player, unless they are HOBO-HOMIE, and I couldn’t tell if your suggestion let these ranks rent houses, but these ranks would be the only viable ranks to rent out things.

    2. Tax

    If a player is renting out a house, and they have to pay a tax that is 10-25% of what they earn, this will allow for a profit of maybe 20k. This amount of money is being earned in a month, when in reality you can open up one good loot crate around the map for this much.

    It’s again, not a profitable system. Especially considering that it would likely take a lot of time to put this in. It also doesn’t make sense why players would permanently give up permits to pay no rent to the owner who has to pay tax still.

    I understand the idea mostly, but it’s hard for me to see a reasonable outcome which actually does anything good for the game.

    People can already add players to premium houses, which means they could just negotiate their own deals rather than needing a whole system for it. Along with the fact that their is no way to ensure someone will pay rent, evictions and when players have to leave houses is also an issue I see, but I won’t get into it.

    Summary: This suggestion is only good for very long term (Like Years) investments, and would end up with way too many issues, bugs, glitches, and other problems in general compared to how the housing and vehicle system are right now.

    Something could be added to the game, if it had good reasons and a more well-thought out idea, but as of now this renting system seems way to vague and inefficient to be worth the while.
